Realtors are “in the business” of knowing what’s happening in the real estate market, and this includes the rental market. A qualified Realtor can help you with neighbourhood information, document preparation and advice about current rents, landlord obligations and your general rights as a tenant. They may also have knowledge of exclusive rental listings in their Brokerage which could get you into a new place quicker.
Not always. Typically if a property is listed for rent then the listing Realtor has already made arrangements for the fees to be covered by the Landlord. If a property is not listed then your Realtor will discuss this with the Landlord prior to you submitting an application. It’s always a good idea to have a frank conversation with your Realtor to find out how the fees would work in different circumstances.
