Nope. We do leasing as well.

Do I need to use a Realtor to lease a property?

No, you don’t need to but it can make the process a lot easier for you.

What are the benefits of using a Realtor?

Realtors are “in the business” of knowing what’s happening in the real estate market, and this includes the rental market. A qualified Realtor can help you with neighbourhood information, document preparation and advice about current rents, landlord obligations and your general rights as a tenant. They may also have knowledge of exclusive rental listings in their Brokerage which could get you into a new place quicker.

Do I have to pay if I use a Realtor to help to rent my property?

Typically yes but in some rare occasions this may be covered by the tenant. The cost to have a Realtor promote your property and represent you is much less than many landlords expect and it can also result in more than one tenant application to consider due to increased exposure. Make sure you have a conversation with your Realtor about fees prior to signing a listing contract.

Can I still find my own tenant?

This is a conversation that you need to have with your Realtor prior to signing a listing contract. Once you sign a listing then you will be obligated to pay the fees as outlined in that contract unless you have something in writing and signed by all parties that states differently.
